With the introduction of the Building Safety Act, marking the most significant update to building regulations in 40 years, we recognise the complexity and challenges involved in building control applications. The Building Safety Act now requires accountable individuals to demonstrate that they have effective and proportionate measures in place to manage building safety risks, particularly in higher-risk buildings. The Building Safety Regulator (BSR), overseen by the Health and Safety Executive (HSE), is responsible for enforcing these regulations. For higher-risk buildings (HRBs), a building control application must be submitted to the BSR for approval at Gateway Two before any construction work can begin. This ensures that all safety standards are met right from the start.

CHANGE CONTROL PLANS

Change Control Plan to demonstrate consideration for the implications of change from the approved plan and how it will be controlled.

FIRE AND EMERGENCY FILE

Fire and Emergency File to detail how to manage and maintain the building when in use including consideration for spread of fire and structural failure.
