THE IMPORTANCE OF INSPECTING & TESTING FIRE DAMPERS

The key to passive fire protection is to contain the fire to a particular compartment or room, giving occupants enough time to escape and the fire service enough time to enter the building and tackle the fire. Designed to prevent the fire from spreading through air handling ductwork, fire dampers are one of the key fire safety products on your premises.

The air handling ductwork in your buildings, where the dampers are installed, is commonly above ceilings or in riser spaces, mostly out of sight. This is why it's key to ensure you have an accurate damper asset register and plan in inspection and testing works annually as a minimum to ensure your buildings remain compliant and safe.


WHAT TO EXPECT FROM A FIRE DAMPER INSPECTION

Checkmate Fire specialise in the inspection and testing of fire dampers.

This includes identifying where dampers are, and should be, located as the air handling ductwork crosses fire compartments, assessing the condition of the damper and its installation into the fire wall, testing the effectiveness of the damper mechanism, and cleaning the damper itself.

Our inspection report contains a tailored damper asset register, as required by Regulatory Reform Order (RRO), and records the condition of the damper and its installation, and any remedial actions required to make the installation compliant. This is a unique system that allows a robust and highly cost-effective maintenance plan to be developed and managed by all internal stakeholders for the life-cycle of the building. This ensures fire compliance can not only be achieved, but also maintained and recorded to satisfy Fire Service Enforcement Officers (FSEO), building control and other external bodies

Checkmate Fire use electronic surveys/works records and asset management recording to provide a unique reference for each fire damper, which, alongside the location plans, encourages the physical numbering of assets to assist in their identification and long-term cost-effective maintenance.
